Richmond has always been a place that builds things. During World War II the shipyards turned Richmond into a heavy industrial, shipbuilding city almost overnight, and whole neighborhoods of homes went up in a few years to house the workers. Many of those homes are still here, still standing on the same flats and hillsides, and a lot of their original driveways, walks, and steps are now 70 or 80 years old.

Most of the failed concrete we see in Richmond didn't fail because of the concrete. It failed because of what was under it and what happened to the water. So we start every job by reading the ground: where the water goes, how soft the soil is, how steep the lot is, and what's growing nearby. Then we design the base, the steel, the joints, and the drainage around what we found, and we put all of it in writing.
